CONDITIONS:
- Rent must be paid 30 days before the rental date. This gives us a time to get information to you.
- If you cancel your reservation at any time for any reason you will be charges a service charge of $125.00.
- There is an additional charge of $125.00 for every person over the limit and this is only possible with prior consent and extra fees paid in advance. Please honor this requirement to assure refund of your deposit.
- Arrival is 3:00 PM on the first day of your rental.
- Departure is 12:00 NOON.

DEPOSITS:
Please note that a $300 DEPOSIT IS REQUIRED WITH EVERY RESERVATION.
- The first deposit received guarantees the rental of the house.
- Your deposit is retained as a cleaning, security, damage and key deposit.
- A cleaning fee of $100 will be deducted. ($200. for Casa de Los Angeles)
- $200 will be refunded ($100.00 for Casa de Los Angeles) if nothing is broken or damaged and the key is put back.
Deposits will not be returned for the following reasons:
- cancellations less than 60 days before your rental dates
- if your check is returned by the bank
- early arrivals
- unapproved late departures
- if you have more people than contracted for the property
OF NOTE:
- Your deposit will NOT be refunded if you arrive early or stay past noon unless you make special arrangements before you leave for Mexico. Frequently someone will be arriving the same day that you
leave and the cleaners need time to get into the house and clean it for the next people. If you stay past your departure time you will be charged for an extra day and your deposit will not be refunded.
- All the houses have room air conditioners, reserve water tanks and pumps, fireplaces, and space heaters for colder weather. Bedding and towels are not supplied. The kitchens are all completely furnished. Unless indicated, there are no TV'S or VCRS.

- All houses are in the second or third row back from the water. All have easy access to the water and have spectacular views of the beautiful Sea of Cortez.
- DO NOT bring ATV's, Wave Runners or other unlicensed recreational vehicles. Las Conchas is very strict on their use and you will not be permitted to bring them into the development. They are never allowed on the beaches and may be used on roadways only.
- FIREWORKS are not allowed in Los Conchas either. Las Conchas is a private Beach Community patrolled by security guards. All rules are strictly enforced for the comfort or renters and owners. Please be respectful and abide by the rules.
